Project Overview
The Eddy House Transitional Living Community provides 36 fully furnished studio apartments for homeless youth ages 18–24. The five-story structure sits on a concrete podium with CMU walls at ground level and wood framing for the four upper stories. The program includes elevator access, staff parking garage, recreational areas, laundry facilities, administrative offices, and in-unit kitchenettes. Funded through the Home Means Nevada Initiative, the building opened in September 2025.
Structural design balanced cost efficiency with the complexity of a 5-story mixed-system building — concrete-to-wood transitions, lateral load path continuity through light-frame shear walls above a rigid podium. The project was subject to Davis–Bacon prevailing wage requirements.
Paul Waite served as senior design engineer. Palisade Engineering provided construction administration including structural observation, RFI response, shop drawing review, and field coordination with Pinecrest Construction throughout the build.
