Types of Foundation Cracks
Hairline Cracks
Very thin cracks (less than 1/16 inch) are often caused by concrete curing shrinkage and are usually not structural concerns. However, they should be monitored for changes.
Vertical Cracks
Vertical cracks are common and often result from concrete shrinkage during curing. While typically less serious than horizontal cracks, wide vertical cracks warrant investigation.
Horizontal Cracks
Horizontal cracks are the most concerning type, often indicating lateral pressure from soil or water against the foundation wall. These require immediate professional evaluation.
Stair-Step Cracks
In block or brick foundations, stair-step cracks following mortar joints can indicate differential settlement. The severity depends on the crack width and whether it's still moving.
When to Seek Professional Help
Consult a structural engineer if cracks are wider than 1/4 inch, horizontal, actively growing, or accompanied by bowing walls, water infiltration, or other structural symptoms.
